Multi-tasking doesn’t even come close to describing what Nelson Torres does best. It’s more like “super tasking.” Torres, sales rep for Ticor Title in Pasadena, has been in the real estate industry for more than ten years. The bulk of those years were spent working for GMAC Mortgage DBA Ditech.com. It was there that Torres learned nearly everything there is to know about the real estate industry – literally. He held several positions with the company, including post closing, where he helped review title policies for accounts across the country – removing liens and working with county recorders offices. Eventually, his strong attention to detail and work ethic earned him a position as Senior Compliance Officer – and from there things really got interesting. “I did loan officer training on any new laws that affected our industry, in closing packets in every state in the country, implemented new disclosures into our system to make sure we were in compliance, trained on RESPA and the Patriot Act and audited closing files to make sure that everything was correct,” he says. “Sometimes compliance came down to font size, depending on the form and the county. “ Over the course of seven years, Torres estimates he handled 30-40 files a week, combing them over line by line, word by word. Talk about an eye for perfection!
Today, in addition to using that knowledge to the benefit of his title customers, Torres is also President of the Los Angeles chapter of the National Association of Hispanic Real Estate Professionals, a post he earned with his forward thinking initiative. Though Torres has only a month into a two year term, he has already been instrumental in helping propel the organization’s vision, implementing a college scholarship fund for graduating seniors who are dependents of NAHREP members.
“This is an organization that promotes sustainable, affordable home ownership for those that might not think they can own a home,” he says. “Our main mission is education for Hispanic real estate professionals. We want to be a voice in our community.” Because today’s market is changing and continues to be challenging, Torres sees this as his golden opportunity to give back to a community that has given him so much. “We need more real estate professionals to be educated on these challenges. So many people believe they shouldn’t buy, we need to educate the public and help them create wealth.” In addition to watching closely for legislation that could negatively impact the industry, NAHREP works with Habitat for Humanity and other real estate groups. “I’m devoted to education – that’s the key to helping everyone find success.”
It goes hand in hand, he believes, with working with his clients at Ticor Title. “This company is dedicated to being a leader in the industry, and that gives my clients an advantage. Torres and wife Cherie, have three children with one on the way, loves his community and loves his job. “There are no two days alike, no two transactions exactly alike. Overcoming challenges for my clients so that they can get the deal closed and be on the way to the next deal make this a dream job for me,” he says. “I’m a humble person – I’m happy if I can stay in the background and help make you a success. But, in order to do that, I’m committed to doing business with honesty, integrity and outstanding customer service.”
